Manchester is now considered one of the biggest hubs outside of London, with a wealth of investment being plugged into the city over the past few years. Located centrally in the Greater Manchester region, the city is one of the largest in the UK and one of the most exciting places to work, live and visit. Since the millennium, the city has seen exponential growth in the numbers of residents from outside the region flocking to the city for work, education and to start a family in a city with plenty of attractions, activities, and a thriving economy. The region of Greater Manchester - made up of ten boroughs - is one of the largest economies, second only to London, with a GVA of £62.8bn. Whilst this figure in itself is impressive, the city also boasts one of the fastest growing economies in the UK also, with predictions that this GVA will grow by approximately 45% by 2036. Manchester's economy is boosted also by the increasing number of world-renowned businesses that are relocating their headquarters to the city - especially to MediaCityUK, which has seen the likes of the BBC make Manchester their home. Gladfish predicts that the city could see over 70,000 new jobs be created in the next 7 years.
As well as being a hub for the creative industry, the city is also thriving and growing its financial, digital and health sectors, with many businesses opening new offices or expanding in areas of the city such as Spinningfields. This is also strongly helped by the number of graduates who stay on in the city, providing Manchester with a professional pipeline of young workers from some of the countries' best universities, including Russell Group university, the University of Manchester.
Manchester... the accommodation
Boasting one of the busiest housing markets in the UK, Manchester's house prices are on the rise, growing more than any other city in the UK for five of the past six years since 2012. This increase is not only seen in the price of houses for sale, however. Rents are also increasing exponentially in the city, with the average rent predicted to grow by 17.6% by 2022. This has made Manchester a hotspot for buy-to-let investment opportunities specifically, especially in the off-plan market with a number of developments being constructed in the area currently, including Regent Plaza. With an ever-increasing population in the city, the demand for accommodation is, understandably, outstripping the current supply and pipeline, making for a competitive market for tenants (and a great market for landlords).

The MetroLink now offers a number of routes around the city; Manchester's four train stations connect both local and major stations to the city conveniently; the city's Ring Road and motorway links make it an easy place to get to from all sides; and its international airport can make travelling anywhere in the world a breeze. The city is also one of the major stops planned on the new HS2 High Speed Railway, which will take commuting to London from Manchester down to just over an hour.
Manchester... the investment opportunities
Manchester is seeing a boom in opportunities for investors in all sectors, but particularly in the off-plan and buy-to-let subdivisions. The city is able to offer investors an easy-to-sell opportunity (with many of Manchester's rental properties being snapped up within 72 hours of being put on the market), which is predicted to grow both in capital value and rental returns in the years to come. Many opportunities in the city are now offering 6 - 7% plus net returns. There is also a massive demand for this type of city centre, modern accommodation within the city's young professional population, with speculation that 55,000 new properties will need to be constructed by 2027 to meet the high demand (Alliance Investments).
