The US and UK top overseas investor survey
Real estate in the US and UK provides the best opportunity for capital growth, according to a survey of 200 of the largest overseas real estate investors.
The latest survey by the Association
of
Foreign
Investors
in
Real
Estate (AFIRE) reveals that 51% of their members, who are responsible for over $842 billion of real estate assets, see the US as the best bet for capital appreciation. The UK is second with 30% of the votes and China third with 10%. Interestingly, confidence in the US real estate market is at its highest level since
2003 and is up significantly on 2008 (37%) and 2007 (26%).
London beats Washington & New York
When looking at the most attractive investment opportunities at city level, the survey paints a different picture. London is the top destination with 25% of respondents ranking it the top destination, up from just 2% in 2006. London is now way ahead of both
Washington
and
New
York
in
second
and
third
places
respectively;
Paris
and
Tokyo
are a
distant
fourth and
fifth place.
James Fetgatter,
chief
executive of
AFIRE says the results reflect a decline in investors appetite for risk:
“The
financial
crisis
of
the
past
year
has
obviously
affected
investors’
perceptions
of
U.S.
real
estate
as
‘stable
and
secure,’”
explains Fetgatter.
“However,
it
is
also
apparent
that
opportunity
lies
within
this
instability
since
the
U.S.,
along
with
the
UK,
show
s ubstantially
higher
scoring
for
expected
capital
appreciation”.
China overtakes Brazil and India
According to the survey, China is now the most popular emerging market, jumping above Brazil and India. Interestingly, China received more than double the votes of Brazil and India combined. Mexico and Turkey were fourth and fifth respectively.
