Featured Portal Listings - What's your opinion?

Buying featured listings usually guarantees you a top position in a particularly country like this one on Rightmove or this one on The Move Channel. Is it a good way to generate extra leads in tough market conditions or is it a waste of money?

Hi Ashley - As you ask about buying featured links! Yes, last week I bought a featured link from mygreencorner.com but it will still be a day or two yet to get into place, when this happens I will definitely let you know whether or not it makes a difference. I also bought 1,000 impressions for my site www.orangevillas.net on a site called searchsite.com - again I will let you know the outcome.

I would find it very hard to comment on such a vague statement, as I do not know if the 80% increase is against the same period last month, last year etc. What I do know is last year we did a series of featured properties on Kyero without any success at all. And if the question was "would I use featured properties on Kyero again?", I'd have to say NO. But please don't take this as a black mark against Kyero, as we get a steady flow of leads from them. And without any features we have received twice as many leads in May 2008 over May 2007 and we have another 26 days left... Perhaps now I´ll contradict myself, as on another portal we do have property features and have tripled our leads. So maybe I need to ask myself would I get more leads than ever if I had property features on Kyero or would I still get the same number of leads from the other portal if I didn't have the featured properties?

Currently I do not have any featured properties in portals but I did once have at the 4321.co.il and I was receiving a few more enquiries per week compare to normal listing.

Featured listings in my experience can only work on a very well known portal. The smaller portals most of the time are just a waste of money

Featured listings bring surely more visitors but most of them are usually visitors who are just looking around. When a buyer know exactly what he is looking for, he will do a precise search and check the features and the other properties. For me it is a waste of time and money.

Dear reader, yes featured articles and links within portals are a useful tool! I believe that if you do not do that you might as well invest in adwords or promoting your own website. I invested during a year with French entree with sponsored articles and banners in competing areas to ours. The thinking was that we get clients interested in other areas of france to look at houses we offer in the Burgundy region. Once we stopped with these features, because of French entrees change in advertising policy. We saw a 50% decline in leads from them, and subsequently we stopped advertising with this portal. Because I've featured properties in another portals like Idealista and they didn't worked. I prefer to invest that money in another different portal.
