Agents in Singapore have been accused of unethical practice for attempting to convince sellers to lower their price expectations through "scare tactics".

When there is no substantiated evidence to support an agent recommendation to either buyer or seller, property agents are in effect making up their own rules.

When this is taken to the extreme where property sellers won't yield to reducing selling prices, property markets can stall which does not serve the best interest of either sellers or buyers.

Property agents should always take great responsibility in their role and their obligation to offer a high level of service to both buyers and sellers should not be undervalued.

Property agents as a collective hold the ability to "make or break" their local property market and should use their position to ensure that the local property market continues to operate based on proven comparables and valuations, rather than forcing unsubstantiated evidence and unnecessary scare tactics.
