I sell in the region of Galicia and haven't found any price lowering at all. The only problem that I have selling is that the banks are not lending money. One must realize that the area of Galicia has the lowest property prices for quality within Spain. In Galicia last year new builds went UP3% in price.
I have lot's of very economic properties but my clients are having trouble financing them.
I certainly don't consider that this area has been affected by the "bubble".

Official property statistics in Spain are a joke. Here on the Costa Tropical, Granada we have seen REAL values drop by 35%. With transparent prices we could compare where the Spanish property market is at compared to other markets eg UK and USA. This would give buyers the confidence to commit to investing in Spanish property.

It is clear that without accurate data potential buyers continue to assume that whatever price is quoted today WILL be subject to substantial discounts as they do not believe that the figures represent current market values.

Fully agree with both Martin Dell and Inez Rix. For many years I have been discretely using transaction prices known to me, to explain sellers what they should expect. A very hard job, as they prefer to believe the prices from Internet and other non reliable sources. Many other countries work this way and it makes the market more transparent.

Finally! I have been banging this drum for 7 years! Until buyers see proper and real comparative prices, they will wait and hold back buying. Sellers will have to come into line as well and this will only be good for the property market.
